Flamingo Land Dog Policy
We have undertaken a review of our dog policy since 2022, taking into account feedback we have received from owners, holiday guests and visitors to our resort. We have particularly listened to concerns around phobias, safety for both animals and guests alike, allergies and hygiene, as such we have now updated our policy accordingly.
We would like to remind guests of some of our rules so that guests can enjoy their time with us.
Assistance dogs are welcome in all venues onsite and in our Zoo, and must be kept on a lead at all times. For the avoidance of any doubt, assistance dogs are the only dogs allowed in our Zoo area or any indoor venues, they must be under control at all times. No dogs may be permitted to accompany guests on any of our rides.
Well behaved and under control dogs are welcome at the following venues:
- The Coach House Country Pub Conservatory Area
- The Metropolis Bar & Grill Conservatory Area
- Pitcher’s Fanzone Outdoor Area
- Fabrizio’s Outside Area
- The Diner Outside Area
- The Theme Park Area
We understand that dogs get excited. All we ask is you try and keep your dog’s barking to a minimum. If barking becomes too much we may ask you to simply take your dog away from the venue/area while they calm down.
If your dog fouls on our premises, it is your responsibility to clean this up.
If your dog requires some water we have dog bowls outside many of our venues to keep your pooches hydrated. If you notice one is empty please pass this onto a Team Member who will happily refill it.
Just like us humans sometimes our pooches can get angry, unfortunately any aggressive behaviour or excessive barking will result in us asking you to remove your dog from a venue/area.
Please do not feed your dogs from our plates within the dining areas for hygiene purposes and be mindful that staff regularly carry drinks and food to and from tables.
We love to see dogs of all sizes in our Theme Park & Holiday Village. These rules are in place to ensure the safety of your dogs and our guests, especially children, and to make sure you have a memorable time here at Flamingo Land whether you have a tail or not.
We do hope our guests understand and appreciate these pointers. If there are any questions please ask one of our Team Members and thank you for your understanding and cooperation.

- Price and Payment
7.1 Where to find the price for the ticket or booking. The price of the Ticket(s) or Booking (which includes VAT) will be the price indicated on the order pages when you placed your order or notified by us to you on the telephone. We take all reasonable care to ensure that the price of the Ticket(s) or Booking advised to you is correct. However please see Part A (General Terms) 7.3 for what happens if we discover an error in the price of the Ticket(s) or Booking.
7.2 We will pass on changes in the rate of VAT. If the rate of VAT changes between your order date and the date stated on your Ticket(s) or the date of your Booking, we will adjust the rate of VAT that you pay, unless you have already paid for the Ticket(s) or Booking in full before the change in the rate of VAT takes effect.
7.3 What happens if we got the price wrong. It is always possible that, despite our best efforts, the price of Ticket(s) or the price of your Booking may be incorrect. We will normally check prices before accepting your order so that, where the correct price of the Ticket(s) or your Booking at your order date is less than our stated price, we will charge the lower amount. If the correct price of the Ticket(s) or your Booking at your order date is higher than the price stated to you, we will contact you for your instructions before we accept your order. If we accept and process your order where a pricing error is obvious and unmistakable and could reasonably have been recognised by you as a mispricing, we may end the contract, refund you any sums you have paid and require the return of any goods provided to you.
7.4 We can charge interest if you pay late. If you do not make any payment to us by the due date we may charge interest to you on the overdue amount at the rate of 2% a year above the base lending rate of The Bank of England from time to time. This interest shall accrue on a daily basis from the due date until the date of actual payment of the overdue amount, whether before or after judgment. You must pay us interest together with any overdue amount.
7.5 Payments on the Resort. When you are at the Resort payments can be made by cash and debit/credit card. Please note a valid PIN is required to authorise card transactions which are above the contactless limit. We do not accept personal cheques.
- Our responsibility for loss or damage suffered by you
8.1 We are responsible to you for foreseeable loss and damage caused by us. If we fail to comply with these Terms, we are responsible for loss or damage you suffer that is a foreseeable result of our breaking this contract or our failing to use reasonable care and skill, but we are not responsible for any loss or damage that is not foreseeable. Loss or damage is foreseeable if either it is obvious that it will happen or if, at the time the contract was made, both we and you knew it might happen, for example, if you discussed it with us when you made your Booking or purchased your Ticket(s).
8.2 We do not exclude or limit in any way our liability to you where it would be unlawful to do so. This includes liability for death or personal injury caused by our negligence or the negligence of our employees, agents or subcontractors; for fraud or fraudulent misrepresentation; and for breach of your legal rights.
8.3 Damage to your personal possessions. All items, belongings and other property brought into the Resort by guests are at their own risk and we accept no liability for any loss or damage to such property. As such, we recommend that guests do not bring valuables to the Resort.
8.4 Damage to vehicles in our car parks. We take no responsibility for damage caused to any vehicle using the car park and no guarantee is given as to the security of guests’ vehicles in the car park or any contents of such vehicles. Outside of the Park’s normal operating hours vehicles must not remain in the visitor car parks. If you are staying on the Resort you must move your vehicle to the Holiday Park or other accommodation.

9.2 Items which cannot be brought into the Resort. It is prohibited to bring into the Resort any weapons, fireworks, smoke bombs, knives, illegal substances or other articles which may cause injury. The throwing of any article which could cause injury or affect the enjoyment of other guests, our staff or the animals in the Zoo is strictly prohibited. While you are at the Zoo you must comply with written instructions (e.g. on signs) and verbal instructions given to you by our keeping staff.
9.7 Maintaining a safe environment. We want to maintain a safe and secure environment for you and your family and may ask you to provide photo ID on arrival at the Resort. - Safety measures to mitigate risks of the outbreak/epidemic/pandemic of diseases such as COVID-19
10.1 Safety Measures. In response to any outbreak, we may introduce specific safety measures at the Resort in an effort to safeguard the health, safety and wellbeing of persons visiting the Resort. A full list of safety measures being taken at Flamingo Land will be made available on our website.
10.2 Your obligation to comply with the safety measures. It is in the interest of everyone at our Resort to comply with the safety measures that have been put in place. Should an individual not comply with these safety measures, we reserve the right to require that individual to leave the Resort in accordance with these terms and conditions.
10.3 Your Acceptance of Risk. The safety measures that may be introduced are intended to minimise the risk of contracting the disease but this risk cannot be completely eradicated. Anyone visiting the Resort acknowledges that they do so at their own risk.

12.4 If a court finds part of this contract illegal, the rest will continue in force. Each of the clauses of these Terms operates separately. If any court or relevant authority decides that any of them are unlawful, the remaining clauses will remain in full force and effect.
12.5 Even if we delay in enforcing this contract, we can still enforce it later. If we do not insist immediately that you do anything you are required to do under these Terms, or if we delay in taking steps against you in respect of your breaking this contract, that will not mean that you do not have to do those things and it will not prevent us taking steps against you at a later date. For example, if you miss a payment and we do not chase you but we continue to provide the services, we can still require you to make the payment at a later date.
12.6 Variations to these Terms. Flamingo Land reserves the right to amend or alter these Terms at any time without prior notice.

1.1 When the contract between you and us is formed. The contract for your Holiday Village Booking commences when your reservation form has been processed and you have received your confirmation letter. You should check your confirmation letter carefully to see that it is correct and reflects your wishes. Please inform us of any discrepancy within 7 days unless your holiday is to start within 14 days, in which case you should inform us within 24 hours.

The number of persons occupying a holiday home must not exceed the berth of such accommodation as stipulated on our website (i.e. 6 for the Gold, Platinum & Platinum Plus Holiday Home, Lodges and Cottage and 4 for the 4 Berth Holiday Homes & Cottages & 8 for our 8 Berth Lodges , and 5 berth for the Gatehouse). Only the persons listed on the reservation form shall be entitled to occupy the allocated accommodation. A seventh or fifth person (accommodation type depending) can be accommodated only if they are aged two or under. Any breach of this Term will entitle Flamingo Land to terminate the Booking, and to exclude from the Resort both the guests who have booked the Accommodation and the unauthorised persons.
1.3 Bookings for families only. Due to the family focussed nature of the Resort, we only accept family based parties (i.e. parents/guardians and children). We do not accept peer-led celebratory groups such as stag or hen parties.
1.4 Wristbands. You will be allocated one wristband per person on arrival. Wristbands permit you to access the Park and are granted subject to Part B (Entry to the Park) of these Terms. Wristbands are non-transferable and must be worn for the duration of your stay in the Accommodation. Wristbands remain the property of Flamingo Land at all times and will be removed and retained if the guest is no longer welcome in certain venues or at Resort as a whole.

Your accommodation must be vacated and the keys returned to reception by 10am on your day of departure. You are however welcome to use all the facilities at the Resort until the Park closes.
1.7 You must be over 25 years of age to sign the reservation form. The person who signs the reservation form is responsible for the Booking and warrants that he/she is over 25 years of age. You are responsible for making all payments to us.
1.8 Information provided on the reservation form. You must ensure that all the information you provide us in connection with your Booking is true, accurate, current and complete. If any of your details or the details of any member of your party change, you must promptly update your details.
1.8 Payment by credit/debit card. Should payment have been made via a credit or debit card, the aforementioned card must be available for Chip and Pin validation throughout the duration of your stay.
1.9 No pets. Pets are not permitted in the Accommodation. If you need to bring a guide dog, hearing dog or registered assistance dog please let us know in advance so we can make suitable arrangements for your dog. 1.11 Holiday Accommodation Only. The accommodation at the Holiday Village is offered for the sole purpose of holiday lettings and/or must never be occupied as your principal home. You agree and accept that you are not offered any rights to the accommodation other than the right to occupy the accommodation as holiday accommodation for the period of your booking. No booking of any kind is an ‘Assured Shorthold Tenancy’ or protected under the Protection from Eviction Act 1977.
1.12 Friends or family visiting you while you’re on holiday. Should you wish for friends or family to visit you during your stay at the Resort, they are required to purchase a day visitor ticket from the booking office. This ticket is subject to specific restrictions, including, but not limited to, the exclusion of access to night-time entertainment and venues. Friends and family not specified in the original booking are not permitted to stay overnight in the Accommodation.
- CHANGES TO HOLIDAY DATES OR ACCOMMODATION
2.1 Deposit. You must pay the deposit when you submit the reservation form. The deposit is non-refundable and will be forfeited if a booking is cancelled, if the dates of the holiday are changed (see clause 2.3 below) or if you fail to pay the balance of the cost of the holiday. However we will refund the deposit if Flamingo Land cancels your Booking (for example because the Holiday Village is closed due to Covid restrictions).
2.2 When to pay the balance of the cost of your Accommodation. Payment in full for Accommodation must be received no later than fifty-six days prior to the commencement date of your holiday. Failure to comply with this Term will result in a loss of your Deposit and the cancellation of your Booking. Please make a note of this date as a reminder will not be sent.
2.3 Changes to your Accommodation. Once you have received your confirmation letter you can make changes to the type of Accommodation but this will incur a charge of £25 to cover our administration costs in making such change.
2.4 Changing the dates of your holiday. If you wish to change to the dates of your holiday you must notify Flamingo Land 28 days before your original arrival date. You must contact us in writing and enclose the original confirmation receipt. The deposit will be forfeited if the dates of the holiday are changed. In addition, you will incur a charge of £25 to cover our administration costs in making such change.
- CANCELLATION OF THE HOLIDAY BY YOU – please note this clause will not apply to cancellations due to government public health measures due to the outbreak/epidemic/pandemic of diseases such as COVID-19 which are covered by clause 4.
3.1 Cancellations more than 28 days before the start date of your holiday. If you cancel your holiday more than 28 days before the start date, you will forfeit the deposit.
3.2 Cancellations within 28 days of the start date of your holiday. If the holiday has been paid in full the balance can be transferred to another holiday date less the Deposit. If you cancel within 28 days of the start date of your holiday and choose not to rebook then we will charge you a cancellation charge (see clause 3.3) which will be based on the number of days before the start date of your holiday which you cancel.
3.3 Cancellation Charges.

| 1 to 7 days | 90% of the total cost of the Reservation |
| Less than 24 hours notice or you don’t arrive for your holiday | 100% of the total cost of the Reservation |
We will retain the deposit and the cancellation charge and refund you the balance. Your refund will be paid within 14 days of the date on which you notify us that you wish to cancel your holiday.
3.4 Genuine pre-estimate of loss. The cancellation charges in Part C (Holiday Village Bookings) clause 3.2 have been calculated as a genuine pre-estimate of the losses incurred in the event you cancelled your Booking for Accommodation within the stipulated time period.
3.5 Circumstances where refunds will not be provided. No refund will be given due to unforeseen circumstances which make it difficult for you to travel to the Holiday Village (e.g. bad weather or transport difficulties). No refunds can be given if you depart prior to the end of your holiday.
- Cancellations due to government public health measures for the outbreak/epidemic/pandemic of diseases such as COVID-19
4.1. What happens if you have to cancel because you’re self-isolating. If you have to cancel your booking because UK government public health measures mean it is unlawful to travel to or to make use of the accommodation you booked, you may choose to :
(a) transfer your Booking to a later date free of any administration charges, subject to availability – you will have to pay any difference in price if the cost of the new Booking is higher or be reimbursed the difference if the cost of the new Booking is lower;
(b) request a voucher with a redemption value equal to the amount previously paid by you for the Booking (we will provide you with the terms and conditions which apply to the voucher before you make your choice under this clause); or
(c) obtain a refund of the amount already paid by you for the Booking, less any administrative costs which we incur in processing your refund.
4.2. Your obligation to contact us promptly. You must contact us promptly after you become aware you’re unable to travel in order to access these options.
- DAMAGE TO OUR PROPERTY
5.1 Accommodation should be clean and tidy when you leave. On departure you must leave the Accommodation in a clean and tidy condition. You should leave the Accommodation in the same condition as it was on your arrival.

Remember to cover all cuts and grazes and wash your hands and arms before eating, drinking or smoking after contact with the animals or working in the enclosures. Please ensure you use all PPE (Personal Protective Equipment) provided by the keeping staff e.g. gloves etc, and practice good personal hygiene.
